The 41-10 District has evolved organically from industrial to mixed use and retail. With the participation of residents, property owners and businesses a new model of public debate is shaping the future of Naples.

IDEAS FROM SPEAK UP, SURVEYS & CHARRETTE (READ Nov. 16th Charrette Closing Presentation PDF)

The DesignWalk, a continuous sequence of outdoor dining and entertainment venues, is a celebration of art, design, and the industrial history of the neighborhood, This new pedestrian promenade is emerging organically, as newer restaurants have cafe tables facing attractive mid-block parking.

The inside plazas and passages can be implemented gradually, with special paving, murals and landscaping. Designed with nighttime events in mind, the spaces will also be framed with special lighting and structures. The alleys will continue operating as service lanes with parking and daily deliveries, working with property owners in the design and installation process. As older buildings are redeveloped, the intent is to preserve and reinforce the character in the newly created spaces.

These concepts illustrate the variety that the pedestrian-friendly DesignWalk courts can offer. Working with the aesthetic of existing businesses, the walkways invite restaurants to feature cafe terrace seating to further enhance activity, recreational and entertainment, while retaining or adding sidewalk tables facing the streets.


BLOCK G - BEFORE AND AFTER

This design includes an activity lawn, a movie/art screen, and a building on piers next to the lawn that allows for parking underneath. The square in the middle, "the lantern", allows for traffic circulation. It can be closed off for concerts, art shows, and other events. Statues mark the entry, supporting the Design Walk signage and branding this promenade as a distinctive new place.

BLOCK E - BEFORE AND AFTER

This block features a green, covered passage inspired by the curved roofs of the new building across the street and the garden theme of the existing businesses at this location. This flexible, trellised structure is punctuated by green wall murals, palm trees, and plantings that cascade down from the roofs, adding new paving for the pedestrian zone. Green roofs are also proposed for other buildings on this block.

BLOCK D - BEFORE AND AFTER
This shows this mid-block alley transforming with the existing buildings in place, adding the DesignWalk. The block can also be fully redeveloped with the refurbishing of some existing structures, while other properties can maximize their potential as multi-story, mixed-use buildings.

GEORGE WASHINGTON CARVER APARTMENTS - BEFORE AND AFTER

Though perimeter is well maintained, Carver Apartments do not have private outdoor space for each the apartments. Some residents have created areas outside their units. This drawing shows how patios could be formalized with low walls and hedges to create individual courtyards. The side walls of the buildings also offer an opportunity for communal porches, pergolas and/or lean-to canopies.

WHERE IS THE 41-10 DISTRICT?

The 41-10 or Design District of the Community Redevelopment Area (CRA) is located to the east and north of US 41, west of Goodlette-Frank Road, and south of 7th Avenue North.

The 41-10 district of the CRA includes several diverse sub-areas:

  • S/E quadrant includes commercial and residential space, with a future high-end playhouse and Naples Square.
  • N/E quadrant has vacant land, housing, a community center, a Florida Power & Light facility, retail and office space.
  • S/W quadrant is industrial-style retail and office space.
  • N/W quadrant has offices, retail shops and restaurants in formerly industrial buildings that have set the aesthetic.

    Since the completion of a multi-day, in-person charette for a rethinking of the district in November, new businesses have continued to flock to it.

    Not as well known yet as Fifth Avenue South and Third Street South, another district in the city of Naples is getting ready for its closeup. The city recently contracted with an acclaimed urban planner in an effort to reach a consensus for a common vision to make the Naples Design District all that it can be.

    Originally named 41-10 for the area between U.S. 41 North and 10th Street in the city, the Design District extends east from U.S. 41 to Goodlette-Frank Road and south from Seventh Avenue North to a portion of Fifth Avenue South on U.S. 41 East. To create a blueprint for reimagining this area, Miami-based DPZ CoDesign and the city’s Community Redevelopment Agency spearheaded a series of charette sessions last fall with residents, retailers, restaurateurs, property owners and other stakeholders.

    Designs on the Design District - March 23rd, 2022

    A master plan will soon be finalized for guiding the future of the 208-acre Naples Design District between U.S. 41 and Tenth Street South. The Naples Community Redevelopment Agency (CRA) wants to ensure that growth in the trendy design neighborhood—which has gradually evolved from an industrial area—has a clear vision for sustaining economic growth, community character, and public and private investment.     A charette for a remake of the Design District in Naples has come to an end.

    Now, the real work can begin on what's been dubbed the "people's plan."

    An eight-day charette concluded Tuesday, with a closing presentation by DPZ CoDesign on the best — and most popular — ideas from the public brainstorming sessions for a new master plan.

    One of those ideas? To activate the district by creating a Design Walk with public art, outdoor dining and entertainment venues between U.S. 41 and Tenth Street, using alleyways, parking lots and empty spaces between buildings.

    New public offerings could include everything from a basketball court and giant movie screen to changing digital art and food trucks. Continue reading

    A final presentation on the best ideas from the effort is slated for Tuesday night at the River Park Community Center.

    Decades ago, a charette helped drive a new vision for Fifth Avenue South in downtown Naples.

    Now, it's the Design District's turn.

    Through the same collaborative process and the same well-known design firm, the city is turning its attention to the future of the district — a diverse area, more formally known as 41-10.

    The district is located to the east and the north of U.S. 41, to the west of Goodlette-Frank Road, and to the south of Seventh Avenue North. The area in focus spans more than 200 acres.

    An in-person charette will begin Tuesday, Nov. 9, and wind down a week later. It's been likened to a multi-day town hall.

    The charette is a way to bring all stakeholders together, through a team approach, to create a design — and a plan to implement that design — with the help of a team of hired experts.

    "It sounds like a long time, a whole week. But nevertheless, it's fast, for such a large area," said Galina Tachieva, a managing partner of DPZ, who directs the firm's work around the world.

    All of the public events will be in a studio in The Collective at 111 10th St. S., with the exception of one.

    The closing presentation on Nov. 16 will be at the River Park Community Center.

    The Naples Design District creative quarter has launched a “Save the Name” campaign to conserve the name it officially branded itself more than three years ago. The Community Redevelopment Agency and DPZ CoDesign have asked the Naples community to vote on a name for the district as part of its 41-10 Master Plan to revitalize the area in Naples, located between 5th Avenue South to 7th Avenue North and the East side of U.S 41 to Goodlette-Frank Road.

    The Naples Design District Board and founding members would like to keep the “Naples Design District” name, which they designated via community input and vote in 2017 and spent years marketing. Comprised of established, locally owned shops, boutiques, restaurants, emerging businesses and national brands, the Naples Design District offers locals, seasonal residents, and tourists an eclectic mix of art, design, style, food, and culture.

    The Naples Design District was formed by founding directors Chad Jensen, Daniel Summers, Laura Burns, David Fruscione, Shawn Foust and Rufino Hernandez along with a steering committee of member businesses, which started working together in 2013 to spearhead efforts to define and name the area the Naples Design District. It had the support of the local government and the Community Redevelopment Agency, which oversees and helps guide private and public initiatives for creating economic development, physical characteristic improvements and investment within the designated CRA districts.
